Historic Downtown District
Downtown Waterville is the community’s most cherished asset and primary destination for commerce and tourism. Situated along the scenic Maumee River, this district serves as the cultural heart of the city, hosting major regional festivals like Roche de Boeuf. The redevelopment strategy focuses on “experience-based” retail and dining, leveraging the new Downtown Redevelopment District (DRD) to fund historic preservation while modernizing the pedestrian experience.

Strategic Initiatives

Adaptive Reuse & Historic Preservation
The downtown core is defined by its architectural legacy, including the iconic Columbian House and the Third Street commercial block. The WCIC is actively prioritizing the adaptive reuse of these landmarks for boutique hospitality, dining, and specialty retail. By leveraging Downtown Redevelopment District (DRD) revenue, we provide property owners with façade grants and low-interest loans to bridge the gap between historic charm and modern code compliance, ensuring these assets remain economically viable for the next century.

Riverfront Connectivity: Roche de Boeuf
We are transforming the riverfront from a scenic backdrop into an active participant in the downtown economy. A centerpiece of this strategy is the proposed Roche de Boeuf Pedestrian Connection—a new bridge utilizing existing abutments to connect the Anthony Wayne Trail directly to a scenic river overlook and the Towpath Trail. Along with the recently completed Parker Square , these investments create a seamless pedestrian flow between the commercial district and the water, driving foot traffic and extending visitor stay
