We actively pursue Joint Economic Development Districts (JEDDs) with Waterville Township to extend critical water and sewer infrastructure to key growth corridors like Dutch Road and US-24. This collaborative approach unifies development standards and creates shared revenue streams to fund future public improvements.

Proactive Zoning & Overlays

We work directly with the City Administration to implement “Corridor Overlay Districts” that pre-define architectural and site standards. Whether it’s the US-24 Highway Commercial District or the Historic Overlay, these frameworks provide developers with clear expectations, reducing the timeline for site plan approval and permitting

1. Farnsworth Industrial Park Expansion
Home to major employers like Surface Combustion and Kaufman Engineered Systems, this corridor is zoned M-1 (Light Industrial). The CIC is actively targeting the western expansion of this park along Waterville-Monclova Road, leveraging existing heavy utility capacity for advanced manufacturing and logistics users.

2. The “City Farm” Property (Choctaw Drive)
A strategic 43-acre city-owned tract located directly south of the Fallen Timbers Business Park. With water and sanitary sewer service already available, this site is a prime candidate for a mixed-use campus that blends professional office space with high-quality residential or recreational amenities.

3. Dutch Road Gateway
Located at the northern entrance to the community near the Anthony Wayne Trail intersection. This corridor is designated for future Office and Mixed-Use development, serving as the bridge between the City and the Township. The upcoming roundabout infrastructure project (slated for 2028) will further enhance access and traffic flow for this district.
