US 24 Interchange
As the primary western gateway to the city, the US 24 Interchange is Waterville’s high-visibility commercial and mixed-use hub. Anchored by the Villages at Waterville Landing and Kroger Marketplace, this district leverages direct highway access to attract regional traffic while integrating high-density residential developments like StoryPoint and Steedman Apartments. The area is designated for continued “lifestyle center” growth, utilizing flexible zoning to blend retail, professional office, and hospitality uses.

Strategic Initiatives

Mixed-Use Regional Gateway
This corridor is designated as the city’s primary growth engine, utilizing tools like Tax Increment Financing (TIF) to support infrastructure for major projects. The development strategy prioritizes a “Village” atmosphere—moving away from strip-mall aesthetics toward integrated, walkable mixed-use sites. We actively recruit complementary tenants such as fast-casual dining, professional medical offices, and hospitality providers to serve the high-traffic volume generated by the US-24/SR-64 interchange.

Infrastructure & Access Management
To unlock further development potential, the City is advancing key infrastructure projects including the southern extension of Pray Boulevard to Waterville-Neapolis Road and a future roundabout at SR 64 and Noward Road (slated for 2028). These improvements are designed to relieve congestion on Michigan Avenue and open up interior parcels for development, ensuring that new commercial growth maintains high accessibility standards without compromising traffic flow.
